Fee: 6% of the 1st Year’s Rent or $2,000 minimum - Paid at Lease Execution

● Comprehensive tenant screening: credit, criminal, eviction, and rental history through a nationwide consumer reporting agency, with credit reporting sourced from Equifax
● Lease preparation, execution, and compliance review
● Tenant placement in compliance with all applicable state and local laws

Full Service Property Management
Fee: 6% of Collected Monthly Rent or Minimum Monthly Fee: $200 per property
● Rent collection and delinquency management
● All funds held in a licensed DRE-compliant trust account, reconciled monthly
● Security deposit handling and disposition in accordance with California Civil Code §1950.5
● Owner disbursements via ACH
● Owner profit and loss reporting and 12-month cash flow statement
● Year-end 1099 reporting
